Construction Administration / Owner's Project Management

As a Construction Administrator / Owner’s Project Manager we are in a unique position to represent the owner’s interest at the very onset of a building project.

Working alongside the owner, committee or board as your advocate and advisor, Downes serves as an extension of your team to provide professional design and construction insight and perspective to help deliver a project that meets your budget, schedule and quality expectations.

Our early involvement provides owners with the peace of mind that someone is on their side to limit risk and exposure all while maximizing dollars and your investment in a new or renovated building structure.

As an CA/OPM we will help to manage and oversee the planning, design, construction and occupancy phases of your building project, this includes as much or little of the following tasks as you require or need:

  • due diligence
  • grant applications
  • funding sources
  • developing facilities' standards (hardware, fire alarm, security)
  • solicitation and procurement of owner required services
  • solicitation and procurement of design and construction professionals
  • permitting and approval processes o design and constructability reviews
  • value engineering
  • budgeting and estimating
  • bidding process
  • oversee the construction
  • manage job meetings
  • change orders, RFIs, invoicing
  • project financials
  • organizing record documents (electronic and hard copies)
  •  commissioning
  • FF&E, move/relocation
  • project closeout
  • warranty phase items
